Our Xerox friend and associate, Phil Charmoli passed away Wednesday (5/22/24) of a non alcoholic liver illness that he had been fighting for several years.

George P. ("Phil") Charmoli, 77, completed his journey on earth on Wednesday, May 22, 2023. Phil was born in Louisville, Kentucky on September 16, 1946, to L. J. "Butch" Charmoli and Dorothy Charmoli. Phil was a graduate of DeSales High School ('64), received a bachelor's degree from Xavier University ('68) and a master's degree from Webster College. After four years of service in the U.S. Army, Phil spent 15 years with Xerox before a 36-year career with Commercial Kentucky as an industrial real estate broker where he earned his SIOR and CCIM designations and received several awards in recognition of his success and many professional accomplishments.
In 1972 he married Martha Lee, his wife of 51 years. Phil enjoyed coaching his kids' youth teams and making many memories with family and friends snow skiing, boating/water skiing, golfing, working puzzles and playing cards. Phil started the Briarhill Golf Scramble, an event he spearheaded for 20 years, which grew into a week's worth of neighborhood events for the entire Briarhill community. Recognized as a Kentucky Colonel, Phil took great pride in his work with the March of Dimes where he was one of the founders of the Commercial REACH Award. He also donated his time to Volunteers of America, Boy Scouts of America and the L.J. "Butch" Charmoli scholarship award at duPont Manual High School. The consummate planner, Phil was dedicated and disciplined in his approach to everything whose heart was always in the right place. He was especially fond of time with friends and family which included trips to Barren River, Destin, Sky Valley, Las Vegas and Gatlinburg and loved to be in on a good prank. Phil enjoyed spending time with his kids and grandkids, UK sports, telling the Danny Ambramowicz story, cutting his grass and picking up gumballs (even though he said he hated it).
Phil is predeceased by his parents, two brothers (Bob and Dave) and his sister (Jane). He leaves behind his loving wife of 51 years, Marty Charmoli. Phil is also survived by his two children Greg (Kelly) and Jennifer Fratesi (Brian), his sister-in-law Peggy Charmoli as well as the five grandchildren he was so proud of: Jack, Ava and George Charmoli and Josie and Emmie Fratesi. He was also very fond of his nephew, four nieces as well as a many dear friends, his Commercial Kentucky work family and several long-time business associates.
In memory, donations in Phil's honor can be made to the L.J. "Butch" Charmoli Scholarship fund by mail to Manual Alumni Association, 120 W. Lee Street, Louisville, KY 40208 or by contacting the Alumni Association office at 502-212-9789.
Phil had chosen cremation and the family will have a celebration of life this summer, the details of which will be announced in the coming weeks.

He was with Xerox in the mid 1970's through early 1980's. He was very successful in various sales positions including major account sales in the Louisville area. After Xerox, Phil entered the commercial real estate business and today has more than twenty years experience as an Industrial Brokerage Advisor with Commercial Kentucky. Frequently quoted in business and real estate publications, Phil is a recognized leader in the commercial real estate community in Kentucky.
Phil joined Cushman & Wakefield in 1987 and specialized in all aspects of industrial tenant and landlord representation, Phil continues to be a top performer in the brokerage community year after year. Phil earned certification by the Society of Industrial and Office Realtors (SIOR),a professional symbol of the highest level of knowledge, production, and ethics in the real estate industry. He is also a Certified Commercial Investment Member (CCIM), indicating Phil’s expertise in financial and market analysis and his ability to guide clients toward sound real estate investment decisions.
Phil is also a member of Cushman & Wakefield’s Global Supply Chain Solutions network and earned certification as a Certified Supply Chain Professional.
Phil and Martha (Marty) still reside in Crestwood, KY.
Frequently quoted in business and real estate publications, Phil is a recognized leader in the commercial real estate community in Kentucky. In 2018, Phil made history by having the largest single tenant industrial lease (721,050 SF) in Louisville, ever.

Phil was a terrific guy and a very good friend. I remember back long ago (1974) when Phil and Marty, Paul and Carol Nagel, Dick and Mary Johnsen, Marc and Michele Eisner and Joyce and I spent the Memorial weekend on a houseboat on Dale Hollow Lake, what a great memory! Phil will be missed but, he is leaving behind some wonderful memories for me and I am sure everyone who knew him!
Very sad. Phil and I were sales trainees together having been hired about the same time. I went to Lexington, he got a territory in Louisville, the rest is history. A good guy as you said, talented, and hard worker. We needed more like him.

Although I didn't know Phil personally, due to my Xerox tenure principally in Minneapolis, I heard plenty of great things about him from others when I moved here in 1982 for a position with NTS. Always sad to hear of the passing of one of our Xerox brethren.
